The first thing to do is call us. Let's get some details on you and the property. The earlier in the process of either acquiring a property or refinancing, the sooner we can pre-underwrite the request and let you know what to expect in terms of rate and loan amounts. If you decide after that initial consultation that you would like to pursue it further, we will create a package and work to get you options that best fit your situation, wants, needs, goals, and exit strategy.

THINGS TO START PREPARING

Business And Personal filed Tax Returns for the last 3 years, (include K-1’s)
Profit & Loss (P&L) Statements for the most recent 2 years, plus the current Year-to-Date (YTD)
Business Debt Schedule
Entity documentation (Operating Agreement, Articles, Bylaws, Trust Agreement, Certificates of Good Standing, etc).
Rent roll
Current Leases
Fully Executed Purchase/Sale Agreement
Signed Personal Financial Statement (PFS) for anyone with 20% or more ownership
Most recent Bank/brokerage/loan/statements in support of assets on PFS
Current Photos
Schedule of Real Estate Owned (SREO)
Furniture, Fixtures & Equipment (FF&E) List
Copy of Existing Loan/Note
Any prior third-party Reports (Appraisals, Environmental, Surveys, etc.)
SBA Forms such as Forms 1919 & Form 912
IRS Form 4506-T
Credit Report (soft report from Credit Karma or similar site will work for initial review)
